ABSTRACT

Situated on the site of a former industrial zone along the Moscow River, the residential complex on Kutuzovsky Prospekt redefines the connection between city and waterfront. The scheme is conceived as a continuous, linked sequence of volumes—a horizontal superstructure that mediates between the tall towers of Moscow City and the lower-scale fabric of the historic avenue.

At its heart lies a permeable, open courtyard that functions as a pedestrian promenade, guiding residents and visitors from the street down to a newly landscaped kilometer-long stretch of riverside. This gesture reclaims a waterfront long severed from public access by industrial infrastructure, offering the city a renewed relationship with its river.

Facades are clad in matte anodized aluminum, chosen for its soft reflectivity and ability to dematerialize the building mass, creating a sense of lightness and visual permeability. At ground level, the project integrates social infrastructure—schools, a clinic, retail galleries, and a sunken garden—ensuring the development remains porous and connected to daily urban life. The complex stands as a measured, humane intervention—one that prioritizes connection over monumentality and invites the city back to its water's edge.
